We recognise there may be occasions when our service does not meet your expectations. We treat all expressions of dissatisfaction seriously and view feedback as an opportunity to improve. If any issue, misunderstanding or grievance arises during your dealings with us, please tell us as soon as possible so we can work towards a fair resolution.
Please note. Bridging Finance 4U Ltd arranges non-regulated bridging finance only and does not hold permissions from the Financial Conduct Authority. Because our activity is not regulated by the FCA, you do not have the right to refer a complaint about it to the Financial Ombudsman Service, and the Financial Services Compensation Scheme does not apply. The procedure set out below is the route available to you, and we follow it in full.

What to include
To help us investigate and resolve your concerns as quickly and thoroughly as possible, please provide:
- Your full name, company name if applicable, and contact details
- Your loan application or transaction reference number
- A clear, chronological description of your complaint and the specific issues raised
- Copies of any relevant documents or correspondence
- The outcome or resolution you are seeking
How we handle your complaint
We operate a structured, fair and impartial complaints handling procedure.
Step 1 — Acknowledgement
On receiving your complaint we will send you a written acknowledgement, normally within five business days, confirming who is handling your case.
Step 2 — Investigation
Your concerns will be investigated by someone who was not directly involved in the matter you are complaining about. We may contact you during this period to request further information, clarification or supporting evidence.
Step 3 — Keeping you informed
If your complaint requires a more detailed review we will keep you updated on our progress. You can contact the person handling your complaint at any time for an update.
Step 4 — Final response
We aim to issue a detailed final response within eight weeks of receiving your complaint. That letter will set out a summary of your complaint, the findings of our investigation, our decision on whether the complaint is upheld in whole or in part, and any remedial action, redress or explanation we propose.
If our investigation is not complete within eight weeks we will write to you explaining why and indicating when you can expect our final response.
After our final response
Once you receive our final response you may accept our findings and proposed resolution, or reject them.
- If you accept — we will implement any agreed actions promptly.
- If you reject — write back to us with any additional comments or new information. We will review your feedback and provide a supplementary response where appropriate.
- If you do not respond — if we do not hear from you within a reasonable period following our final response, we will treat the complaint as closed.
Your property is at risk
Bridging finance is secured against property. Your property may be repossessed if you do not repay the loan in full by the end of the term.
