Bridging Finance 4U

Paul Barber is a Director of Bridging Finance 4U and has spent close to two decades arranging property finance.

Paul founded Discount Mortgages in 2006. Bridging Finance 4U began as a trading style of that business and operated that way for around ten years, before being established as a standalone brand two years ago to focus specifically on the non-regulated bridging market. Bridging Finance 4u Ltd was incorporated in 2024.

That span covers the 2008 crash, the decade of cheap money that followed, and the current market. It matters in this sector because lender appetite moves quickly — funders enter and leave the market, criteria shift, and a rate quoted three months ago may not be available today. Knowing who is actually writing business this month, and on what terms, is most of a broker’s value.

What Paul works on

Paul handles case placement across the lender panel. In practice that means taking a case, working out which of the funders we deal with will actually write it, and getting it onto the right desk in the right shape.

  • Bridging finance for auction purchases, re-bridging, refurbishment and portfolio timing
  • Commercial term lending for trading businesses, arranged internally rather than referred out
  • Development finance, from light refurbishment through to ground-up schemes
  • Cases mainstream lenders decline — non-standard security, complex title, adverse credit, non-UK income

How Bridging Finance 4U works

We are a specialist bridging broker, not a lender. We do not lend our own money and we are not tied to any single funder. We work with around 20 core lenders and have access to around 50 more, including private funders and family offices that do not deal directly with the public.

Bridging Finance 4U arranges non-regulated bridging finance only. We do not hold FCA permissions and we do not arrange regulated mortgage contracts. Where a case falls within the regulated perimeter — bridging secured against a home the borrower or a close family member occupies — we refer it to a regulated firm under an introducer arrangement.

Paul writes and reviews the content on this site covering rates, product criteria and how bridging finance works in practice. Figures published here are checked against current lender terms and reviewed when the panel changes.
